What is a good regression analysis using 100 data points?

I would like to do a multiple regression analysis, with two X variables for it, and 100 data points for Y and all X. I'm having trouble finding data that gives a good R square value (I would like it be more than 0.4 if possible). Does anyone have any suggestions?What is a good regression analysis using 100 data points?
